Development 360 is a mentoring program for ULI members that provides an in-depth case study of one of San Antonio’s most exciting real estate projects, facilitated by a prominent local developer. The program provides a detailed overview of a real estate project, from start to finish utilizing a set course curriculum that teaches the process of real estate development. Participants will also foster long lasting professional relationships through close collaboration with other San Antonio real estate professionals.
THE 2025 DEVELOPMENT 360 CASE STUDY
CORNERSTONE 4 WITH AREA REAL ESTATE
Completed in June 2025, Cornerstone 4 is a 152,000-square-foot Class A industrial facility located on San Antonio’s east side within the Cornerstone Industrial Business Park. Developed as a 50% build-to-suit for Lansing Building Products, the property features modern concrete tilt-wall construction, a concrete truck court, three ramps with grade-level doors, approximately 40 dock-high doors, and ample car parking. Cornerstone 4 is strategically positioned within both a Foreign Trade Zone and an Enterprise Zone, offering potential tax and logistics advantages. Designed to support a wide range of industrial operations, the facility incorporates abundant natural light and a comprehensive safety system, making it a seamless addition to the region’s industrial landscape.

DEVELOPMENT 360 CURRICULUM & MEETING SCHEDULE
Curriculum: The curriculum is based on the Development 360 Case Study and follows the life of the project’s development from concept to completion. Typical curriculum begins with site selection, due diligence, and market research, goes through the phases of permitting, design, and construction, all the way to marketing and lease-up.
Curriculum is divided into 5 sessions, taking place over the course of 3 months. Sessions follow a pre-determined curriculum designed by the developer and based on the case study site. Meetings feature guest speakers and presentations by the development team.
Upon acceptance into the Development 360 program, 100% attendance and participation is expected over the course of the program. If you are unable to make a meeting, you should inform ULI Staff and Development 360 chairs.
