Development 360 is a mentoring program for ULI members that provides an in-depth case study of one of San Antonio’s most exciting real estate projects, facilitated by a prominent local developer. The program provides a detailed overview of a real estate project, from start to finish utilizing a set course curriculum that teaches the process of real estate development. Participants will also foster long lasting professional relationships through close collaboration with other San Antonio real estate professionals.

THE 2023 DEVELOPMENT 360 CASE STUDY
The Soto Office Building and Make Ready Market Food Hall with Hixon Properties
The 2023 Development 360 Case Study is on the city block comprised of The Soto office building and Make Ready Market food hall at the corner of Broadway and 8th Street. The Soto is a ground-up 140,000 SF mass timber Class-A+ office building, and Make Ready is an adaptive reuse project encompassing two old automotive buildings that have been repurposed into F&B establishments – Make Ready Market and Idle Beer Hall & Brewery. Rounding out this block is Mila Coffee Shop and nearly ½ an acre of courtyard space. The block is the first phase of a larger neighborhood development being led by Hixon Properties.
Hixon Properties Incorporated is a privately held real estate investment company based in San Antonio, Texas. Since HPI’s establishment in 1975, HPI has been in the business of acquiring, developing, and managing properties that range from downtown luxury hotels to suburban self-storage facilities.

DEVELOPMENT 360 CURRICULUM & MEETING SCHEDULE
Curriculum: The curriculum is based on the Development 360 Case Study and follows the life of the project’s development from concept to completion. Typical curriculum begins with site selection, due diligence, and market research, goes through the phases of permitting, design, and construction, all the way to marketing and lease-up.
Curriculum is divided into 6 sessions, taking place over the course of 3 months. Sessions follow a pre-determined curriculum designed by the developer and based on the case study site. Meetings feature guest speakers, presentations, and study assignments.
Upon acceptance into the Development 360 program, 100% attendance and participation is expected over the course of the program. If you are unable to make a meeting, you should inform ULI Staff and Development 360 chairs.
